ONE VENDOR ACROSS THE WHOLE PORTFOLIO.
You manage buildings for owners who want fewer line items and faster answers. Instead of forty vendors with forty certificates and forty invoice formats, you get one facility manager, one scope per building, and numbers that drop straight into the owner report.

WHAT PROPERTY MANAGEMENT BUY FROM US
WHAT A PORTFOLIO MANAGER STOPS JUGGLING.
The work itself is not the hard part. The hard part is coordinating it across a dozen addresses and defending the spend to owners. These lanes consolidate both.
- 01
PORTFOLIO JANITORIAL
Every building, one scope
Common areas, corridors, amenity spaces, and management offices cleaned on frequencies set per building and inspected against one written standard.
See the service - 02
TENANT REQUEST HANDLING
Intake off your desk
Tenant and resident requests come to your facility manager, get dispatched against agreed response tiers, and close with documentation you can forward.
See the service - 03
VACANCY AND TURN WORK
Between leases
Full unit and suite turns covering cleaning, paint, minor repair, carpet, and punch list so the space is showable rather than merely empty.
See the service - 04
GROUNDS AND SNOW
Seasonal across sites
Landscaping, lot sweeping, and snow clearing routed across the portfolio with per-site logs that support owner billing and any slip claim.
See the service - 05
EMERGENCY RESPONSE
After hours, any building
Water intrusion, storm damage, and vandalism handled through one number, with mitigation started before the loss grows and the owner notified the same night.

CAPITAL PLANNING INPUT
For the owner report
Condition notes on roofs, pavement, lighting, and mechanical systems so you can put real numbers into next year budget instead of estimates.

HOW IT WORKS FOR PROPERTY MANAGEMENT
PORTFOLIO SCOPE, BUILDING-LEVEL DETAIL.
Owners want their building accounted for separately. You want one relationship. We structure the agreement so both are true at the same time.
- 01
PORTFOLIO REVIEW
Every address walked and documented on square footage, asset class, current vendors, contract end dates, and the requests you field most often.
- 02
PER-BUILDING SCOPES
A separate scope and price for each property under one master agreement, so each owner sees only their own building and its costs.
- 03
SINGLE-POINT DELIVERY
One facility manager covers the portfolio, fields tenant escalations, and coordinates crews so you stop dispatching vendors yourself.
- 04
OWNER-READY REPORTING
Monthly inspection scores, spend by building and lane, open items, and condition notes formatted to drop into owner reporting.

PROPERTY MANAGEMENT QUESTIONS
STRAIGHT ANSWERS BEFORE THE WALKTHROUGH.
Can each building be invoiced separately?
Yes. Every property has its own scope, its own pricing, and its own invoice under one master agreement, so owner statements stay clean. You can still see consolidated portfolio spend when you need the total picture.
Do we have to move every building over at once?
No, and most portfolios should not. We usually start with the two or three properties causing the most friction, then add buildings as existing vendor contracts expire. It gives you a working reference before the full transition.
How does insurance documentation work?
One set of certificates covers the crews we dispatch across your portfolio, and we name owners and management entities as additional insured where the management agreement or lender requires it. That replaces chasing renewals from dozens of separate vendors.
Who takes tenant calls?
Your facility manager. Tenants or your site staff use one number, requests are logged and dispatched against written response tiers, and you get the closeout documentation. Escalations stop landing on your phone at seven on a Saturday.
Can you help with owner capital planning?
We provide condition observations and replacement timing on the assets we touch, including pavement, roofing, lighting, and mechanical equipment. It is input for your reserve study and budget, not a substitute for an engineer where the scope calls for one.
